How We Build a Masterplan Model in Our Dubai Workshop
A masterplan model does not begin with glue. It begins with gigabytes. Before any physical material enters our Dubai workshop, the entire model has already been built, tested, and broken in a digital environment. That digital groundwork is the least visible stage and the most critical.
Digital Groundwork: Terrain, Topography, and File Prep
We receive a package of CAD files from the architect: building masses in Rhino, terrain contours in Civil 3D, landscape layouts in AutoCAD. These files were never designed to be physically manufactured. They contain non-manifold edges, zero-thickness surfaces, and overlapping geometry that a laser cutter will not tolerate. Our first task is to rebuild the model as a manufacturing-ready digital twin. We slice the terrain into stackable contour layers, typically from high-density polyurethane foam or birch plywood. Every window, every balcony slab, every parapet becomes a discrete part with a unique identifier. This stage can consume 80 hours on a complex masterplan.
The Laser Stage: Cutting, Etching, and the First Signs of Form
Then the lasers fire. Our cutters engrave brick patterns, paving joints, and roof textures directly into acrylic and wood. This is where the model first becomes physical. A masterplan of a 50-building waterfront development might produce 8,000 individual pieces. Each one is sanded, checked for burrs, and test-fitted against its neighbor. Our makers work from a master assembly drawing pinned to the wall, a map that shows where every tree, streetlamp, and tiny bench belongs.
Assembly and Craft: Where the Model Becomes Tangible
Assembly is a rhythm. Terrain layers are stacked and glued, seams filled and sanded until the topography feels continuous. Buildings are constructed from cores wrapped in façade panels. We use jigs to ensure repetitive elements, like a row of townhouses, are perfectly aligned. Water features are poured from tinted resin in multiple thin layers to create depth, the surface curing under UV light. This is not a process that rewards rushing.
Lighting and Electronics Integration
Lighting comes next. Fiber optics are threaded through tiny holes drilled in windows. LEDs are embedded in streets and plazas. The wiring looms are routed through the model’s base to a hidden control box. We test every circuit before sealing anything. Finding a dead LED after the landscaping is glued down is a heartbreak we avoid at all costs.
Quality Control and the Final Handover
Quality control is merciless. We inspect under raking light that reveals any surface imperfection. We check that every building is numbered correctly against the sales brochure. We invite the client’s representative to walk the model before it leaves our doors, because catching a mislabeled tower in our workshop is a five-minute fix. Discovering it on site is a crisis. The model then travels in a custom flight case and is installed by the same team that built it. A masterplan model is not a product. It is a long-term asset, and its life should outlast the sales campaign it was built for.
